If you're an individual agent and want one tool you can start today: Sara AI. It works from live MLS and public-records data, builds a CMA in about 15 seconds, produces listing presentations, staging and video, and adds a Likely-to-Sell engine and real-time market alerts. Pricing is public — Lite $50/month, Pro $200/month — and Douglas Elliman runs it brokerage-wide as Elli.
If your brokerage already pays for a platform (Compass, KW Command, Rechat, Lofty), start with what you have — then see what it doesn't cover.

How we judged
Most "best AI" lists rank Canva next to a CRM. Agents need something narrower, so every tool here was scored on four questions:

The breakdown
1. Sara AI Top pick
Sara is an AI assistant built only for agents, and the difference from a chatbot is that it does the work instead of describing it. Ask for comps and it pulls real listings. Ask for a CMA and you get a client-ready one in about 15 seconds, not an afternoon in a spreadsheet.
- CMAs in ~15 seconds from live MLS and public-records data, exportable as PDFs
- Likely-to-Sell engine — scores ownership length, equity, AVM trends and demographics to flag homes likely to list in the next 6–12 months
- Real-time alerts on price drops, new listings, status changes and tax reassessments in the areas you watch
- Off-Market Finder and Lifestyle Maps (Pro) for prospecting and buyer presentations
- Virtual staging, property videos and social graphics without a separate design stack
- Built-in client and listing management — every client gets a workspace where searches, matches and notes stay logged
- Development Potential reports — zoning, setbacks and buildable area for any address
It's an early-stage product — newer than the established platform suites, with features still being added at a fast pace.
Verdict: the most complete tool an individual agent can buy without a brokerage contract — and the subscription travels with you if you switch firms.

2. Sidekick
The closest like-for-like competitor. Sidekick is an MLS-connected assistant that drafts listing copy and emails, answers contract questions, summarizes disclosures and inspection reports, and generates CMAs and neighborhood reports.
Access often comes through your MLS or Realtor association rather than a public price sheet, and it's lighter on visual marketing and predictive prospecting than Sara.
Verdict: worth checking first if your MLS already includes it. Its document analysis is a real strength.
3. Rechat with Lucy
Rechat is a full "super app" — CRM, marketing center, transactions — with Lucy as a voice-driven assistant that updates contacts, builds property sites, writes listing copy, sends market reports and runs buyer searches.
It's a whole-platform move, usually bought at the brokerage level. Some reviewers call it too much for a solo agent.
Verdict: excellent if your brokerage runs it; not a quick pick-up for one agent.
4. Lofty AOS
Lofty (formerly Chime) relaunched in 2026 as an "agentic operating system": AI agents that work leads, post to social, build websites and manage transactions on top of its CRM.
It's lead-first. The AI serves the CRM, not the pricing-and-listing production work that eats most agents' afternoons, and pricing is quote-only.
Verdict: shortlist it if lead flow is your bottleneck.
5. Breezy
A new AI operating system backed by a $10M pre-seed and built with luxury agent James Harris. It combines pipeline, notes, communications and property intelligence, including Underbuilt for zoning and redevelopment potential.
It's still onboarding in phases, so most agents can't simply sign up and start this week.
Verdict: one to watch. Join the waitlist if the all-in-one OS model appeals to you.
6. Saleswise
A budget toolkit: CMAs from live comps, listing copy, scripts and staging, aimed at solo agents and small teams.
No conversational assistant, CRM or predictive layer.
Verdict: the cheapest way to get real comps into a CMA.
7. ChatGPT
Most agents' first stop, and great for emails, bios and listing copy. But it has no MLS connection: it can't pull a real comp, build an accurate CMA or watch your market, and it will confidently invent numbers.
Verdict: keep it for writing. Don't price a home with it.
Already at a big brokerage? Here's what they give you
The biggest change in 2026: brokerages now build or license their own AI. If you're at one of these, you may already have part of the stack — but it usually stays behind if you leave.
The Compass AI Assistant works across your contacts, pipeline and tasks — drafting follow-ups, updating records, building saved searches and surfacing Likely-to-Sell recommendations.
AI inside Command: a national BrokerBot partnership for contracts and workflows, Rejig.AI for automated listing marketing, and the earlier KWIQ assistant.
Leo CoPilot, a voice-first assistant inside Real's reZEN platform for transactions, policy questions and agent support.
Nexus, an AI-native platform combining listings, CRM, transactions and marketing, now rolling out outside the U.S., with a subscription for non-eXp agents planned.
Elli — Douglas Elliman's enterprise deployment of Sara AI for MLS-connected CMAs, presentations and market intelligence.
No in-house AI? You can buy the same class of tool directly. Sara is the one sold to individual agents at a public price.
The portability question. Brokerage AI is a recruiting perk — useful, but it lives in their platform. If you change firms, you start over. A subscription you hold yourself keeps your client workspaces, alerts and workflow with you.

What's the best AI tool for real estate agents right now?
For an individual agent who wants one tool today: Sara AI. It combines live MLS data, client-ready output (CMAs, presentations, staging, video) and prospecting (Likely-to-Sell, alerts) at a public price. If your brokerage already runs Rechat, Lofty or its own AI, use that first and fill the gaps.
Is there a Sara AI discount code?
Yes — code ASHER takes 50% off your first month, or use this link and the discount applies automatically.
Can ChatGPT replace a real estate AI tool?
No. It has no MLS connection — no live comps, no real CMAs, no market monitoring. It's a writing assistant, and MLS-connected tools exist because agent work runs on live listing data.
What AI does Compass, KW, Real or eXp give its agents?
Compass has the Compass AI Assistant; Keller Williams builds AI into Command (BrokerBot, Rejig.AI, KWIQ); Real has Leo CoPilot; eXp is rolling out Nexus internationally; Douglas Elliman runs Elli, powered by Sara. These tools generally stay with the brokerage if you leave.
Which AI predicts which homes are about to sell?
Sara AI's Likely-to-Sell engine flags homes likely to list in the next 6–12 months. Compass's assistant offers Likely-to-Sell recommendations to Compass agents, and Lofty has seller-intent features on the lead side. General chatbots can't do this.
How much should an agent spend on AI?
ChatGPT Plus is $20/month and Saleswise about $39. Sara is $50 (Lite) or $200 (Pro) and typically replaces a CMA tool, a design tool, a video editor and a market-report service. Rechat and Lofty are quote-based and usually bought by teams.
